Commercial Broker Referral Program

Brokers are an integral part of a tenant’s journey when moving into a new space or renewing a lease. Brokers who understand their customers’ sustainability and energy management strategies will be better positioned to ensure the space selection process aligns with these goals and directly improves occupant experience. By considering energy efficiency at the onset of a new lease, tenant brokers can help their customers benefit from significant energy cost savings over the lease term (between 30 and 50% within a 3-5 year payback); landlords can also see increased NOI and higher Energy Star scores when energy conscious tenants move into their buildings.

LIMITED TIME OFFER: $100,000 available for brokers

Brokers are invited to refer customers to the Commercial Tenant Program and receive $5,000 for every customer that submits a successful application to the program.

The offer is valid until December 31, 2020, or until all funds are disbursed, whichever comes first.

Offer details

  • All commercial brokers are eligible, including tenant and landlord brokers.
  • To be eligible, the broker must present a valid broker license.
  • The broker will receive the incentive through their brokerage firm.
  • The broker can receive $5,000 for every customer that submits a successful application to the program. A successful application is defined as:
    1. An application that has been submitted to the Commercial Tenant Program by the customer and/or its consultants, and
    2. NYSERDA has approved the application, and
    3. NYSERDA has issued a purchase order.
  • No one broker can collect more than half of the total incentive funding (i.e no one broker can receive an incentive for more than 10 tenants). Brokers are still encouraged to continue sending referrals once they reach the cap.
  • The tenant being referred to the Commercial Tenant Program must submit an application for an energy analysis of the new space fit-out or major renovation . The tenant application must be received before the design phase is advanced to ensure energy efficiency options can be incorporated in the final design of the space.
  • The new tenant space must be 10,000 square feet or more.

How to apply

Follow these four easy steps to submit a request for your incentive. Don’t hesitate to contact us if you encounter any issues.

  2. LoginLink opens in new window - close new window to return to this page. to the online application portal; select the Broker Referral tab.
  3. Fill out project information online. Make sure to have the firm’s Employer Identification Number (EIN) readily available.
  4. Fill out and upload the Broker Referral Form, which must be signed by the tenant being referred to the Program.

NYSERDA will review your payment request and verify that the tenant being referred to the Commercial Tenant Program has submitted an application. As soon as NYSERDA approves that application and issues a purchase order, the $5,000 incentive will be disbursed.
