Project Description
The Shore Hill project, located at 9000 Shore Road in the Bay Ridge neighborhood of Brooklyn, NY, is a transformative affordable housing development designed by Curtis + Ginsberg Architects, LLP. This nine-story, 137-unit multifamily residential building spans 111,250 square feet and serves as a critical resource for senior residents with 30% of the units designated for formerly homeless seniors. The building is designed to meet Passive House PHIUS 2021 Core standards, ensuring exceptional energy efficiency, comfort and health. Key technical features include all-electric systems, solar photovoltaic panels, triple-glazed windows, and advanced HVAC systems. Additionally, the building features green roofs, stormwater management through bioswales, and water-saving fixtures. As part of the Shore Hill Apartments complex, the new structure is contextually designed with a mix of brick and stucco finishes, providing a step back from the street and maximizing access to natural light. The project also includes extensive indoor and outdoor amenities aimed at promoting a healthy and comfortable living environment for elderly residents. The Shore Hill development reflects a commitment to both environmental and social sustainability, achieving certifications such as the 2020 Enterprise Green Communities and WELL Building Standard.

Early Design Support Project Scope
Funded Early Design Support studies for the Shore Hill project focused on integrating resilience and sustainability through Passive House principles, efficient building systems, and low-carbon materials. This included selecting high-performance HVAC systems, exploring concrete precast plank technologies to reduce embodied carbon, and prioritizing occupant health with strategies for improved air quality and natural light. Active survivability measures like solar panels, battery backup, and an emergency generator were also incorporated. An economic analysis was conducted to balance performance, affordability, and long-term value while ensuring environmental and health benefits.
The Buildings of Excellence Early Design Support Program
Buildings of Excellence Early Design Support (EDS) Partners are qualified design firms that are elevating new design approaches for a zero emission future in New York’s multifamily buildings that prioritize occupant health, safety, and comfort. Partners are eligible to receive up to $1.50/square foot in direct funding per project, up to a cap of $150,000 per project, to complete carbon neutral research, modeling, early-stage applications for third party standards, economic analyses, integrated project delivery meetings, and more robust marketing and promotion plans to disseminate information out to the market.
