Project Description

Sol on Park is an 18-story, 204,246 square-foot affordable senior housing development located in the Bronx. Designed by Magnusson Architecture & Planning, PC, the project will provide 229 rental units in a high-performance, all-electric building. Developed by The NRP Group, with co-developers Selfhelp Realty Group and Foxy Management, the building will pursue LEED Platinum, ENERGY STAR, and Fitwell Level 3 certifications. Key design elements include prefabricated wall panels, angled walls to provide bi-directional ventilation and light for every unit, and ample green spaces. The project will study feasibility of DOE Zero Energy Ready Homes and incorporates a PV pergola roof array, and all electric systems. This building offers community amenities on two floors connected to an outdoor landscaped plaza open to the NYCHA campus, three rooftop outdoor terraces for the residents, urban farming, exercise and quiet areas, and low-maintenance gardens all enhancing community connectivity. This development prioritizes energy efficiency, sustainability, health and resilience, with a focus on providing an inviting, comfortable and reliable environment for its senior residents.

Early Design Support Project Scope

Funded Early Design Support studies for Sol on Park includes a feasibility study for Passive House certification including an ERV (Energy Recovery Ventilation) value-add analysis that will assess the benefits of this ventilation system for air quality and energy conservation. The team will also explore geothermal heating and cooling options, including the potential for a local thermal network, and a full three systems comparison for heating/cooling of:  Geothermal, PTHP, and VRF systems. A Net Zero Operational feasibility study will determine the building’s capacity to achieve zero operational carbon, and DOE's Zero Energy Ready Homes. Additional studies will include waste management strategies to reduce environmental impact and comply with NYCs recent updated organics collection and containerization requirements, along with an analysis of embodied carbon reduction measures to minimize the building's carbon footprint during construction and ILFI Red List Free Materials Petal feasibility. Finally, an economic analysis will be conducted to assess the return on investment (ROI) for all strategies, ensuring that carbon neutral efforts provide a holistic financial and environmental benefit throughout the building's lifecycle.

The Buildings of Excellence Early Design Support Program

Buildings of Excellence Early Design Support (EDS) Partners are qualified design firms that are elevating new design approaches for a zero emission future in New York’s multifamily buildings that prioritize occupant health, safety, and comfort. Partners are eligible to receive up to $1.50/square foot in direct funding per project, up to a cap of $150,000 per project, to complete carbon neutral research, modeling, early-stage applications for third party standards, economic analyses, integrated project delivery meetings, and more robust marketing and promotion plans to disseminate information out to the market.
