The Lincoln School Apartments project, located in downtown Ogdensburg, NY, is a new, three-story development supplying 42 clean and resilient units of supportive housing to adults with mental illness who have experienced homelessness. Early Design Support studies are led by Sustainable Comfort, Inc., in collaboration with S.T.E.P. by S.T.E.P., Inc. developer and Sanders Architects. This 28,167-square-foot building incorporates a Cold Climate Passive House design to achieve Phius 2021 certification. The all-electric building features a geothermal system, a 21kW rooftop solar array, individual mini split heat pumps, Zehnder ERV systems for enhanced indoor air quality, and a robust thermal envelope. The project also includes EV charging stations and aims for carbon-neutral readiness. Design elements emphasize resiliency, including passive features that allow tenants to shelter in place during power outages, ensuring a safe, comfortable and reliable living environment. The development will meet high standards such as EPA Indoor AirPLUS, Energy Star, and DOE Zero Energy Ready certifications.

Early Design Support Project Scope
Funded Early Design Support studies for the Lincoln School Apartments project focuses on ensuring that the building design complies with Phius Climate Zone 6 requirements, with coordinated efforts across MEP and architectural designs. This includes a thorough analysis of the building envelope detailing and the integration of high-performance building systems such as ERVs, mini-split heat pumps, a centralized electric hot water heating system, and geothermal heat pump systems. The team will also facilitate general contractor coordination to ensure smooth execution of the design. Emphasis is placed on improving indoor air quality, enhancing cold climate resiliency through the Passive House (PH) design, and incorporating renewable energy solutions, including photovoltaic (PV) panels, EV charging stations, and geothermal energy systems. Energy modeling tools, such as WUFI, Therm, and Ekotrope, will be utilized to optimize performance, while preparation for third-party inspections ensures the project meets all necessary quality standards

The Buildings of Excellence Early Design Support Program
Buildings of Excellence Early Design Support (EDS) Partners are qualified design firms that are elevating new design approaches for a zero emission future in New York’s multifamily buildings that prioritize occupant health, safety, and comfort. Partners are eligible to receive up to $1.50/square foot in direct funding per project, up to a cap of $150,000 per project, to complete carbon neutral research, modeling, early-stage applications for third party standards, economic analyses, integrated project delivery meetings, and more robust marketing and promotion plans to disseminate information out to the market.
