Project Description
Three Arts will be a 62-unit rehabilitation project that revitalizes an existing historic building as sustainable and affordable senior housing in Manhattan’s Upper West Side neighborhood. West Side Federation for Senior and Supportive Housing and the entire project team, including Curtis + Ginsberg Architects, Dagher Engineering, and Steven Winter Associates, are motivated to make Three Arts a leading case study for the sustainable reuse of historic buildings. The property will be all-electric and air sealed, using package terminal heat pumps for space conditioning, air source heat pumps for domestic hot water, and centralized energy recovery ventilation. The revitalized and restored building aims to achieve Passive House Institute’s EnerPHit certification while also complying with the rules of the NYC Landmarks Preservation Commission and the U.S. Secretary of the Interior's Standards for Rehabilitation.
