Project Description

Located in the heart of Tribeca in lower Manhattan, the 143 Franklin Street project revitalizes a long-vacant, 1890s industrial loft into a seven-story, 43,882 square foot carbon-neutral residential and cultural hub. Once part of Manhattan’s manufacturing legacy, the building will be reimagined for the 21st century as five spacious, family-oriented lofts and a public-facing art gallery returning a dormant structure to active, community-serving use. Pursing LEED certification, the adaptive reuse project will be designed with a passive first approach with a combination of state-of-the-art, all-electric mechanical systems including air source heat pumps and energy recovery ventilators and a high-performance building envelope to ensure year-round comfort and favorable operational costs. Rigorous energy modeling confirms energy use intensity (EUI) performance well below local benchmarks. Led by CNY Group (opens in new window) and a deeply experienced team of sustainability-focused engineers and designers, the project demonstrates how climate-resilient design, historic preservation, astute real estate planning and cultural vitality can converge, providing a powerful model for sustainable reuse in one of the nation’s densest urban environments.
