Electric Reduction in Master Metered Buildings (ERMM) Program
NYSERDA is offering cash incentives to owners of master-metered multifamily buildings, five units or more, whose residents do not have to pay for their electricity usage. Studies show buildings can reduce their energy consumption, in the first year alone, of up to 20 percent by installing advanced sub-meters.
Advanced sub-metering technology now allows residents to control their own energy use with real-time data and take advantage of smart grid opportunities, ideally only using energy when prices are at their lowest and conserving when prices peak.
NYSERDA pays for 50 percent of the cost for the advanced meters and also provides incentives for appliances and lighting to ensure residents see optimum savings in their new energy bill.

How to Get Started

- Complete NYSERDA Application. [PDF]
- NYSERDA schedules a site visit to inspect the building and verify program eligibility.
- NYSERDA sets aside funding for the project.
- After the advanced meters are installed and the project is complete, NYSERDA will conduct another site inspection to ensure the installation meets program requirements.
- Upon completion of a successful site inspection, NYSERDA will issue a rebate check to the owner.
