Combined Heat and Power Demonstration:2Tudor City Cogeneration Project (ST7326-1)

New York City’s 2 Tudor City Place, a master-metered multifamily building located on the East Side of Manhattan, will serve as the host site for this project. The 14-story high-rise building contains 330 apartment units and uses boilers, fired with #4 fuel oil, for domestic hot water and comfort heating. Consolidated Edison provides its electric service. The project will install and demonstrate the efficiency of a CHP system, using two 75 kW gas-fired Tecogen units as the prime mover at the building, and then use the recovered heat for comfort heating and domestic water heating.

Project Description

Aegis Energy Services will establish the baseline-energy usage of the building, and then develop the new system's design, collect bids and release purchase orders for its construction. Subsequently, Aegis will manage the system's construction process and launch, train the building's maintenance staff in its operation, monitor and evaluate the system's performance, and disseminate its evaluation results.


The project will reduce peak load by 150 kW, reduce annual electricity usage by 1,274,000 kWh/year, resulting in more than $115,000 in net energy savings annually.

Project Results

The system produced 1,118,000 kWh in the first year of operation, and is estimated to have saved the site $67,000, after deduction of the maintenance and fuel expenses for the CHP equipment.
