Glenn Gardens is a 266 unit multi-family residential building. The building is a Con Ed steam customer. The steam is used for space heating and domestic hot water (DHW) production. The average daily load for the DHW system is just under 13 MMBtu. The building is master metered, has a maximum summer electric peak demand of 564 kW, and consumes just under 2,000 MWh/yr of electricity and over 15,000 Mlbs/yr of steam.

Project Description

Two Coast Intelligen 80 kW internal combustion engine based, pre-packaged, CHP systems will be installed. One of the units will be equipped with an induction generator and will be connected through the building’s distribution system to the grid. The other unit will be equipped with a synchronous generator and will be connected to an islanded priority load. This priority load will use grid supplied power as backup to the CHP system. Thermal energy recovered from the two CHP units will be used to provide hot water to the site. A gas-fired backup boiler will be installed to supply DHW when the CHP system is down or unable to meet building demand. The DHW system will be permanently disconnected from the steam system.


The system will provide continuous electric power to priority loads, including an elevator and lighting in hallways and stairs. The CHP system will reduce summer peak electric demand by 140 kW, reduce annual electric consumption by over 1,000 MWh, and reduce total energy costs by over $115,000 per year.
